Our Basic Services

On-site Management and Supervision

We believe that a property management firm can only be effective when it is “hands-on”. We visit our properties regularly, overseeing work-in-progress, and inspecting the property with board members to point out potential problems.

Monthly Reports

Our monthly reports keep boards informed about the property’s financial conditions. We also provide updates about ongoing projects and can provide additional reports to meet each board’s special needs. Our reports are delivered on the 16th of every month.

Construction Supervision

Our management team includes several managers with construction experience. They are thoroughly qualified to evaluate project specifications, review bids from subcontractors and suppliers, and work with engineers and architects to review and modify a scope of work. We make sure that each job is completed by only licensed and qualified contractors and subcontractors.

Preventative Maintenance

We continually inspect each building’s physical plant and closely monitor all work performed under maintenance contracts. At our monthly board meetings we alert the members to conditions that need special attention and provid recommendations for appropriate action. Our sound preventative maintenance procedures usually save money and extend the useful life of the building’s mechanical equipment.

 

Financial Expertise

Controls that Provide Protection

We pride ourselves on having financial controls that offer full disclosure and protections to all interest parties. All invoices are approved by the property manager and checks require both the signature of our Chief Financial Officer and President. Our monthly financial reports are designed to provide information in an easy-to understand format.

Long-Range Financial Planning

Long-Range financial planning is a critical tool for establishing the stability of a cooperative corporation or condominium association. We anticipate future expenses that may arise and establish a plan to pay for them. Our planning helps to avert large maintenance increases or special assessments.

Tax Abatement and Exemptions

As the managing agent, we actively pursue tax abatements, exemptions, rebates, and other government sponsored initiatives. We handle the entire process from filing to completion.

The Annual Budget Process

Our managing agents take a very active role in preparing each building’s annual budget. We view this as both a short and long-term financial plan for each property. The budgeting process starts far enough in advance to provide sufficient time for the board members and the managing agent to complete discussions and revisions of the budget before the end of the year. In addition to projecting normal operating expenses, we work with the board to determine if any one-time expenses are anticipated.

Insurance

We review each property’s insurance coverage and premiums annually. Our goal is to negotiate the best coverage available for the least cost by bidding the insurance for each building separately.
